The Land Use Committee acts as a representative of the neighborhood when new land uses are proposed. Our primary goal is to help shape new developments so that they benefit existing residents and conform to long-term planning goals for the neighborhood. A secondary goal of the Land Use Committee is to help advertise land use opportunities within the neighborhood.

3 story buildings positioned on the northwest and southwest corners of the intersection
Ground floor retail on the corners with apartments above
The buildings will also transition to residential uses on the ground floor at the northern and southern edges of the project

One of the subject parcels, 2460 N Delaware St, is a member of the Fall Creek Place Homeowners' Association (HOA)
Chatham Park will have to apply for design review to the HOA Design Review Committee for any portion of the project at 2460 N Delaware
Petitions to the city for rezoning and/or variances on the associated parcels are likely, though nothing has been filed to date. Updates on this process will be communicated to the neighborhood as it becomes available. Feedback from Fall Creek Place residents to the HOA is strongly encouraged (email fallcreekplace@gmail.com) and will inform the HOA stance in any public forum.

2222 N. College
Circle City Property Management & Development (CCPMD) has proposed a new construction development at 2222 N. College Ave. This proposal is in the development stages and has not yet received appropriate permitting, approvals or financing. Renderings may be found at the links below.
PLEASE NOTE: The exterior finishes and landscaping are fluid and for early phase 3-D concept ONLY. CCPMD will work with the neighborhood to determine the final exterior finish aesthetics which may be comprised of some brick/masonry and accent panels/fiber cement to transition current & future designs.
***Design Updates*** (as of April 20, 2021)
1 - Reduced Unit Count by 19 Units to 38 Units (22 - 1 BDR, 16 - 2 BDR; including 5 - 2 BDR mkt rate units)
2 - Reduced building to 3 stories (height 37') height variance no longer req'd
3 - FCNA/HOA Approved privacy fence and shade trees will be offered to neighbors on the 2211-2231 block of East Broadway.
4 - Green roof space added to the 3rd floor roof
5- The City has pushed back on utilizing the College Ave existing entrance; however CCPMD doesn't feel the alley will safely accommodate the new residents and existing neighbors (photos attached). CCPMD will be submitting a final plan to the city utilizing the College Ave entrance with direction from the Committee/FCNA/neighbors 2200 East Broadway Block.
